The former Hodge Boiler Plant site is being redeveloped into a six-story residential building comprised of rental units; a work share space; and publicly accessible open space. One of the primary goals of the project is to enhance the outdoor space and to re-connect the waterfront to the public.

Copley Wolff Design Group is designing an amenity terrace for residents; a public courtyard; and an adjacent workshare deck that will be open to the public. The residential terrace will contain programmable outdoor space and the adjacent public terrace and workshare deck are positioned to take full advantage of the waterfront vistas.

The scope of work also includes the streetscape, an overlook promontory, an arbor structure, multiple seating opportunities, and 240 linear feet of the Boston Harborwalk. The Harborwalk will contain historic interpretive markers, way-finding signage, and seating opportunities along its walkway. The dilapidated seawall edge will be stabilized with new riprap punctuated with pockets of “living shoreline” created by terraced shelves planted with intertidal marine species.
