The Mark

Location / East Boston, MA
Client and Owner / Cube 3 and The Davis Companies

As part of an ongoing effort to revitalize the waterfront in East Boston, the site that once housed the Hodge Boiler Plant was redeveloped into a six-story residential building comprised of 119 apartments; a work share space; and publicly accessible open space. One of the primary goals of the project was to enhance the outdoor space and to reconnect this longtime inaccessible portion of the waterfront to the public.

Working with the architect and the developer, Copley Wolff designed the streetscape, an overlook promontory, an arbor structure, multiple seating opportunities, and 240 linear feet of the Boston Harborwalk establishes the missing link between LoPresti Park and the adjacent waterfront parcels to the east.

A palette of native coastal plant species was planted in dune-like mounds around the elevated courtyard to help buffer the exposed site from storm surges and rising flood levels. The Harborwalk contains historic interpretive markers, way-finding signage, and seating opportunities along its broad walkway, which is comprised of permeable crushed stone surfacing.

The scope of work also includes a private amenity terrace for residents; a public courtyard; and an adjacent workshare deck that will be open to the public. The residential terrace contains programmable outdoor space and the adjacent public terrace and workshare deck are positioned to take full advantage of the sweeping waterfront vistas.
